Commercial properties right now in LV, as compared to residential properties

What's the price trend/ Outlook for commercial properties in Las Vegas. Do you see better potential in investing in commercial properties. Should a company make a residential or commercial property investment. What are the criterias from a mortgage bank to lend to a small business?

Ariane, it depends on the segment of commercial and your investment return expectations. For example, retail is doing particularly poor as many leasees are going out of business and therefore lease income is diminished. Another segment, storage facilities, seem to be doing well. Commercial lending is quite different from residential. The buyer needs to qualify for the loan but more importantly the property/business needs to "qualify" for the loan. The lender takes into account the ability for the property to make money to cover the mortgage. If you are buying a property in conjunction with starting/continuing an owner-occupied business then an SBA (Small Business Admin.) is a possibility and that has some other underwriting criteria.
