Cash flow investor looking for income generating rental property in Newton, Rockdale, and Dekalb. Where are the hot spots? Demands up for rentals?

I'm looking to determine market trends for demands in rental properties for
single-family home, and town homes, for Newton, Rockdale, Dekalb, and possibly
Clayton. I'm investing for positive cash flow instead of capital gains and
wanted something with the best ROI. Can anyone tell me where the demand is
for renters in these areas? Whats more popular (3bed/2ba, 2bed/2ba, 4bd/2ba)?

Dale, Thanks for your reply about the rentals in 30016. In fact I would believe you about the prices, as I am in the area frequently. I spotted a nice 3/2 on Fairview(Off Salem) for $50k that didn't need much rehab for a Tenant.

However, I would be amiss if I didn't ask if the rental calls you receive include Section 8 requests? Or perhaps Lease Options for less than desirable credit options?

Lastly, does your Prudential team offer listings of the REO's available in these areas?

We get lots of calls for rentals in Newton Co. You won't believe the low prices in 30016 zip code. 3/2 with bonus or basement will fill the need or 4/2.5 renting under $1000/mo.

Personally I see 4 beds more popular than 3 bed and homes built after 2000 having a big draw, They are harder to find but when we do the investors reap great rewards today and for later.

You should do the contrarian thing and master the art of $10,000 purchases in Forest Park and Lake City.

Section 8 is solid.

3/2's get the job done most of the time - 4/3's. Pre-1979 housing stock.

30032 - 30034 - parts of Stone Mountain - these areas are picked over, but if you hustle, you can strike good deals.

East Atlanta's edges are loaded with terrific houses. Same with Decatur.

I don't know how the north ga area is dealing with rental property but I know the southwest area very well. I get tons of calls a day for rentals and 3 bedroom 2 bath is the most in demand by far. Investment properties are selling fast and cheap down here. If you decide to adventure more down south I would be glad to help you!
