The Encino Park area has quite a bit of variety of homes that have sold. Most people have updated their homes over the years and their home will sell for a higher price per square foot than those that have not been updated.To best determine the value you have to match your home up with the ones that are closest to size, age, levels, position in neighborhood and amenities. A home on your street sold about 2 months ago at about $96/sf based on available information.

Researching sold properties in the past year, the range of price per square foot is TREMENDOUS. Low is just under $50, high is just over $169 per square foot. Most are in the $90 range. IF you are attempting to get an estimated value of your home, I would offer caution - price per square foot varies depending on the # of bedrooms, and other factors. AND, fair comparison properties usually don't go out to an entire zip code, but rather, may extend 1/2 mile outside of your address. You can google for a local real estate agent in that area, if an top agent from Trulia does not respond. You can also request up for the past 3 years history SOLD, if the MLS system goes back that far.
