Are there family neighborhoods in downtown LA? Say with 2 or 3 br homes, in particular where you can walk to shops and restaurants.

If you are looking for a house, you should go north of downtown to areas like Chinatown, or north west from Mt. Washington to Echo Park to Silverlake. If you want to be closer to downtown, then I would get something close to Chinatown... there is a new supermarket that has signed and is set to open in the next year and it will be located on the north edge of Downtown where the Orsini Apts are. Hi Alvin:

We work with clients in the surrounding communities in Downtown. We specialize in Mount Washington, Highland Park, Boyle Heights, Lincoln Heights, etc.

I have two houses in escrow right now on the boards of Downtown. The other thing you wan to think about is that condos are designed with the idea of community. There are restaurants, common areas, and various amenities that make it better than living in a house. No yard work, sharing the expenses of property maintenance and depreciation of the property or building. Though I am personally tempted to jump from Downtown and land in a house, I keep coming back to the conclusions that Downtown is perfect for me. Also, with the new schools, it's getting better for families.

I would direct you to a consumer site called http://www.localism.com. At this site, there is information about all local neighborhoods. I believer you will get all the information you are looking for...and then some!

I am not a California Agent, but agents by law really cannot direct you into one area or another, but what they can do is provide you with access to internet websites that give you information about your concerns. Some internet sites like google map and mapquest, once you are concentrating on a property in a certain area, will show you restaurants, schools, shopping malls, train stations, parks etc., do that research, and then drive through the neighborhoods.... Once you are working with a Realtor he or she as they are showing you properties you may be interested in will drive with your through the areas so you get to know them.... Once you have zeroed in on a property or two, feel free to talk to some neighbors...

Just some ideas for you!
Once you work with a Realtor, they will be able to provide you with websites where you can find all your information....

Hi Alvin,
As with everything in real estate, it depends on how much you want to spend. In the immediate downtown area, 2-3BR homes are available, but prob not what you're looking for in terms of "walk-able neighborhoods." If you can go a bit further west there's Echo Park & Silver Lake with the trendy shops and restaurants and mid to upper priced homes....about 20" to downtown. A little further west is beautiful Hancock Park with charming Larchmont Village area shops and restaurants...but the homes tend to be quite pricey. If you can go a bit north of downtown I've had great luck finding affordable family homes, particularly in Eagle Rock, Mt. Washington, Highland Park (straight up the 110, half way to Pasadena, about 20" from downtown) that are nearby shops/restaurants. And then, even further north is Pasadena where there are some very "walk-able" areas. Usually you will pay a premium to be close to a walk-able area.

Downtown is filled mostly with lofts, high-rises and converted warehouse condos. Great surrounding neighborhoods such as Silver Lake, Los Feliz, Atwater Village and Mt Washington have beautiful family homes and are within walking distance to their own local shops and restaurants.
