An oldie, but worth an update. Celebration did originally include a home office district, but all of these properties have been converted to pure business. The kitchens have been removed. As noted a few years ago there were business operating outside the zoning rules from garage apartments. This still goes on. There is one new opportunity receated by the global recession. It is now possible to to get a condos so cheaply in the center of Celebration that you could pick up two -- one for work and one for play.

In order to get an occupational license (refered to as a tax certificate) you really need to confirm with Osceola County Tax Office. They may require you get a permit from the Zoning Board (located near the court house in Kissimmee) A BOA (Board of assessment) may be necessary. There are several different types of home businesses that are permissable and several that are not. Checking withthe County first would be the first step on any potential home business you are planning on opening.
There is a Biz. District in Celebration but it is all Estate homes on Front St. There are also a few Apt. conversions that could be used a very small office but none I am aware where you can live and work. There are many garge apts can many people run biz from without proper zoning. Sounds like what you are refering to is in Baldwin Park which has the live/work product in a better biz location near downtown. I have lived in both areas. Celebration is more of a resort and Baldwin true new urbanism, hope this helps.
