Dinah,

I'd like to put this into a perspective that buyers should be able to comprehend. We are in the process of executing the sale of a southwest florida home. It a 3/2/2 home constructed in 2001 at a price of approximately $200,000.

The soon to be closing will recognize a wonderful deal for the new owners that will spend less than $60,000 for tis home. Let's look at this a little closer. They put a $6,000 deposit on the property and financed the balance. The best part is their mortgage payment on this property will be a whopping $300 per month.

Weigh this one in when you hear the question, "Should I rent or buy?"

Here's how we see it. Renters of old are now finding it cheaper to buy than rent while those individuals who once were able to afford their American dream home are losing them to foreclosure.

I think they're aware, but they're understandably scared. Spending on everything is way down due to uncertainty about the economy and peoples' uncertainty about their own future.

For people with very secure jobs their only concern would possibly be the chances of further declines, but I'd suspect most such people already own a home and thus are already exposed. For that group the biggest concern would be selling their existing home.
