Anyone opinions on the current market in the Esperance area of Edmonds, WA?

Esperance is good area to buy a property. It has gone hand in hand with what the Edmonds market has done, which has gone up and up. Yea the recent sub-prime loan crisis and the over building put a stop to the dramatic increases in home values and even dropped home prices around the nation but Edmonds has stayed level. Edmonds (including Esperance) even went up .4% in the last quarter of 2007.

If you are a buyer, now is a great time! There are some great loans available with low interest rates. Also there is a large inventory to choose from. If you are a seller, just be patient and do some of the necessary things to sell your home. Some examples would be staging, fresh paint, new carpets, new roof, etc.

FIRST ANSWER

I have been a Realtor for almost 20 years and have specialized in Snohomish County for 15 years.
Edmonds is a great location but the entire region, with the exception of a few remaining hot spots, is seeing a soft and cooling market. Prices have been adjusting back from the unrealistic market we recently came out of. There is a lot of competition and buyers are skeptical because of the lending crisis.
Pricing a property for the current market. along with broad exposure, is essential. Patience will also help if you are a seller. For buyers, I think that it is fantastic time to think about buying. The lending crisis is really not impacting as many buyers as the media would like us to believe.
