You are correct in saying that Grande Villas at Indian Beach "seems very unique on the NC coast," and when you compare the prices with other local offerings, they might, as you say, "seem rather high." Grande Villas really is a unique luxury oceanfront residence for the Crystal Coast area, and the $620,000 - $1.8 price tags reflect this. For Grande Villas, the price reflects the quality of your oceanfront home.

The Grande Villas suite features include materials such as marble, limestone tile, granite, stainless steel, berber carpet, custom cabinets, etc., and the Grande Villas amenities include a Health and Fitness Center, Osprey Club Lounge, Infinity-edge Feature Pool, Pool and Pavilion, Poolside Refreshment Bar, Spinnaker's Kids' Club, Outdoor Fire Pit, Pet Bark Park, Direct Beach Access, etc.

You can purchase an oceanfront residence for less, but it more than likely won't have all the luxury suite features and distinctive amenities of Grande Villas. Plus, it might be made out of wood and not be made out of concrete and steel with Pella impact-resistant windows.

Grand Villa's has completed phase I and sold several units. My husband (estimator) worked with the commercial plumbing of these units. What more info would you be interested in? I can help you with this.

I don't know that product [Grand Villas] very well. But I do know that the market in general is way off what it was two years or so ago. Proceed with caution. I know of two upscale developments on the mainland - soundside off Hwy. 24 that are stagnant... one with numerous bank-owned properties including a soundfront lot currently priced about the same as an interior lot was priced about two years ago. I encourage you to look at other similar competitive developments to compare to Grand Villas... trouble is, there really aren't that many to compare with it. Nice project, but proceed with caution.
