Any suggestions on good areas for rehabs in San Antonio?

A really good area to rehab older homes is on the west side of San Antonio inside the Loop 410. There are several neighborhoods that have older yet gently lived in homes that need some updating, paint & carpet, and some repairs.

Yes, but it depends on what you have in mind. If you are looking to buy a home, an area with generally good value. If you are looking for investment properties, they are where you find them..

Rehabbing is a great business, the most important steps when looking to purchase are as follows
What is the average time on the market for existing homes that are in mint condition?
Is the after repair value, in a price range suitable for buyers to easily afford?
Low Crime and Good Schools?

I'd like to rehab in San Antonio as well. We'd like to keep the ARV to under $200k so we can do 1-2 houses per month. I'm most familiar with NE San Antonio in the Kirby area.

Hi Joann,

You need a business plan to do rehabs. You have to have a budget, timeline and the subcontractors (if you are not doing the work yourself) to ensure you can execute your plan. Once that is all set, then location can be investigated.

Areas in San Antonio where rehabs may be cost effective are the southside, the westside and the northeast side. While just my opinion, these are the areas where activity in San Antonio is strong in regards to employment, development and future vision for the area.

Thanks for the question Joann. To give you a more specific answer to your question, can you tell me what's your definition of rehab? What kind of rehabing do you want to do? Equity flips or Income producers? Would this be your first time investing? I've worked with several investors as well as I come from an family that was into R/E investing, so in my experience; it's best to have a more specific goal in mind of WHAT and HOW before figuring our WHERE.
