It is a good time to buy "land" if you are planning to hold it for a long term investment. There are many areas that have some decent lots available. If you do consider a purchase, I would advise coming to the area and seeing the lots that interest you. The location of the lot will be the biggest factor for re-sale when you decide to cash in on your investment. Good luck!

Now is the time to buy, this is all I have to say.. Prices have come down so far that they are back to PRE 1980's pricing. Don't miss your opportunity to get your piece of paradise. Call me if you are ready to grab it now. This lull in the market will not last forever.

Citrus Springs is a great place to live, play and work in. I live in Citrus Springs. It makes sense to work in the area that you love to live in. A little background on Citrus Springs. It was developed in the late 60's - early 1970's by the Mackle Brothers. The family developed 4 like sized communities across Florida. Citrus Springs is one of them. This community has over 15 sq. miles of roads and 33 thousand homesites. It is huge! The area is deed restricted to single family homes only, but is not stuffy- stiffling, like other deed restricted communities can be. There are commercial areas designated for commerce, 3 schools, a library, 2 world class golf courses, a beautiful community center, playgrounds, tennis courts, green spaces, bike trails, 9 churches, rolling terrain, waterfront sites, & fabulous neighbors. This community is richly diverse in it's architecture & the people who live here. Your custom home can be built here. any thing from the original starter homes that were built in the late 60's- 70's, to mansions that will take your breath away. I Love living here. In some deed restricted communities, you will only get the "stepford" approach to building, where everything has to look the same, be the same, can't change a thing, just boring and stiffling. Citrus Springs has changed greatly in the last 4 yrs. A lot of new homes have appeared and the builders are eager to get them sold. Two yrs ago the land had really increased in price,but it is now back to a more
normal price range. The lots are not large, about 1/4 acre and the restrictions are not really bad. There is still a lot of vacant land available,good investment for the future.

Although Citrus Springs isn't as "hot" as it was, there are some bargains to be had there. If you are simply looking for something in Citrus County then there are some other areas that might be of "higher" interest to you. Due to some projected construction there are several areas that I would recommend to you for investment purposes. Citrus Springs is just out of my service area; but I did have some clients consider investing there a couple of years ago, and they decided against it. I do believe the widow of opportunity has closed for that area. Although recent market conditions MAY make it seem attractive again; I doubt you will see the impressive gains of years past anytime soon... If you just creep just over the Citrus County border NW into Levy County, the long term outlook and potential gains appear much better/greater.

Everything depends on your goals and your intent: Short term or long term? Are you looking at lots or acreage? What is your budget? Your risk tolerance? I do specialize in land investment (in North Florida, 8+ Counties) and Real Estate Tax (Avoidance-LOL) Strategies.
