One thing you need to consider is the number of recent sales and if there is enough data to have a significant statistical meaning. You also should be looking at the three different market segments (single family homes, townhomes and condominiums) in each area as there are going to be differences.

2009 single family sales through today there have been a total of 65 sales with a median sales price of $550,000. The median price of the top 10% of sales is $2,757,500 and the median price of the top 25% is $1,900,000.
In the calendar year 2008 single family sales totaled 104 sales with a median sales price of $650,000. The median price for the top 10% of sales was $5,242,000 and the median price of the top 25% was $2,725,000.
In the calendar year 2007 single family sales totaled 130 sales with a median sales price of $849,500. The median price for the top 10% of sales was $5,100,000 and the median price of the top 25% was $3,300,000.
