Analyses of changes in house prices usually focus on the median (50th percentile) price. Is there data available on movement by quartile or decile?

Here is part 2 of my response dealing with Hobe Sound, or zip code 33455. If you are just looking for data from Jupiter Island please let me know and I will get that for you. Also, please note that there is a much wider variety of single family homes in Hobe Sound than what you will find in zip code 33477.

2009 single family sales through today there have been a total of 104 sales with a median sales price of $254,500. The median price of the top 10% of sales is $2,100,000 and the median price of the top 25% is $505,000.

In the calendar year 2008 single family sales totaled 111 sales with a median sales price of $307,500. The median price for the top 10% of sales was $2,724,799 and the median price of the top 25% was $675,000.

In the calendar year 2007 single family sales totaled 123 sales with a median sales price of $380,000. The median price for the top 10% of sales was $3,557,500 and the median price of the top 25% was $1,100,250.

In the calendar year 2006 single family sales totaled 146 sales with a median sales price of $399,995. The median price for the top 10% of sales was $4,450,000 and the median price of the top 25% was $850,000.

There are so few townhome and condominium properties and sales in Hobe Sound that there is not enough information that is of any value. If you would like a further explanation of these market segments in this zip code, please do let me know.

Looking over this information, you will see that sales have been very steady and while there are a number of reasons for this, the fact that prices have dropped so significantly is certainly an important factor. In our area, the sub $350,000 market has been amazing with properly priced homes being snapped up immediately, many times with multiple offers and there is a significant shortage of quality inventory. In the higher price ranges inventories are still very high and a simple look at supply and demand would lead one to believe that there will be continued downward pressure on pricing and buyers still hold the cards when it comes to a successful negotiation. One thing you need to consider is the number of recent sales and if there is enough data to have a significant statistical meaning. You also should be looking at the three different market segments (single family homes, townhomes and condominiums) in each area as there are going to be differences.

2009 townhome sales through today there have been a total of 50 sales with a median sales price of $172,400. The median price of the top 10% of sales is $350,000 and the median price of the top 25% is $292,500.

In the calendar year 2008 townhome sales totaled 54 sales with a median sales price of $240,000. The median price for the top 10% of sales was $488,100 and the median price of the top 25% was $375,000.

In the calendar year 2007 townhome sales totaled 60 sales with a median sales price of $263,500. The median price for the top 10% of sales was $700,000 and the median price of the top 25% was $425,000.

In the calendar year 2006 townhome sales totaled 53 sales with a median sales price of $344,000. The median price for the top 10% of sales was $987,000 and the median price of the top 25% was $420,000.

2009 condominium sales through today there have been a total of 135 sales with a median sales price of $240,000. The median price of the top 10% of sales is $637,500 and the median price of the top 25% is $440,000.

In the calendar year 2008 condominium sales totaled 167 sales with a median sales price of $344,900. The median price for the top 10% of sales was $914,000 and the median price of the top 25% was $660,000.

In the calendar year 2007 condominium sales totaled 144 sales with a median sales price of $360,000. The median price for the top 10% of sales was $1,090,000 and the median price of the top 25% was $742,500.

In the calendar year 2006 condominium sales totaled 112 sales with a median sales price of $489,500. The median price for the top 10% of sales was $1,215,000 and the median price of the top 25% was $1,000,000.
