A luxury townhome in the heart of greenwood village, DTC. What do you think about the market condition in?

that area? I know the area has a high demand all the time, but I am afraid if it is not worth owning a $530k townhome with 2,100sf including the current incentive even if it is located at a prime spot. I am kind of interested in it because of location and nearby schools

I think that is a good area to buy in. It should keep the demand going because of the urban type of lifestyle. It is close to shops, transportation and has a little bit of itsd own "vibe"

There are Currently 21 units avaialble. The asking prices range from $555K-$730K. The price per square foot is running between $243.25 to $331.86 with units ranging in size 2006sf to 2284sf. The total days on market numbers are running between 53 and 160. There is only one unit showing up as sold in the MLS. It sold in November of 2007, a 2284 sq foot unit for $565K after 53 days on the market. Based on those numbers and what I see for future demand in the area, I would be interested in reaserching a $530K unit further. I you need any additional info, just let me know.

I am talking about the one in DTC pkwy, brownstone. It is near Cherry One Lane properties. Are there new developments near Belleview and Yosemite?

FIRST ANSWER
You are right, the area is one of the few in the Denver Metro are that has not seen a substantial pull back in demand. I am assuming you are speaking of one of the new developments near Belleview and Yosemite. If you could be more specific, I would be happy to post some comparable sales info.
