Not too long ago any direct access VACANT Lot was a million dollars on Marco Island. Was that too high? Probably. But there were many sales for $1 mil and over in 04-06 for direct acces with no big view.
This not my listing, but buyers are going to have to realize the 12 year low we hit about 6 months ago is OVER. You missed the bottom is the bad news. The good news is we still are a great value, and prices are not too far off of the 12 year "bottom" and are extremely likely to continue to rise. You can't expect to buy Google for the same price it was 10 years ago, but you can still buy property in one of the most desirable places in the US for clsoe to what it was 10 years ago. The longer you wait, the more you will pay. We have been undervalued for at least 5 years.
Back to supporting the price on Peach; To build a home of this quality is about $250 a sq ft. x 2614 sq ft + $653,500. Add in dock and lift for another $40k and you have nearly $700k. The lot is probably worth $400k+. That is why it is fairly priced at $1 mil. Average negotiation is arond 7% so a sales reasonable sales price would be about $930,000, which is well below replacement.

Not quite sure what you mean by issues. When you say sewer connection it usually means home is connected to a municipal system or is going to be. In some areas over time with factors including growth,environmental etc cities and counties may decide to connect a sector to sewer and water or at least to sewer. Connections and treatment will result in a monthly utility charge. Water bill is usually the highest of the two. Sewer connections result in an overall sanitary condition of the area meaning no drain fields on private properties.... more
