When you buy a short sale you have to get a loan from a lender to buy it. Being a short sale is no different than buying from Mr Smith in that you agree on things and get a loan to close. Agreeing on things can be problematic and the condition of the home can be worse and that can make trouble for the VA loan that has it's own inspection the house must meet. If there needs to be something fixed the homeowner probably can't do it so you have to get the owners bank to do it - another problem to overcome.... more

In a nutshell, our MLS does not require it. We are required to put in the lot size (ie 100 x 120) and we can choose from a range of acreage categories (less than 1, 1-5, 5-10, 10+). The various websites such as trulia do not always recognize the field description so it doesn't get uploaded to their systems.

In Grande Maison, you should be able to count on quality construction and high building standards. That being said, both gas and electricity are much higher this year than last, and they will run proportionally different each season. You can count on your water, and heat being gas, then other items electric. Electricity during peak months will probably run around $400 with your gas about $75-100. Of course this is an average. When I am marketing a resale home, that is information that I have my home sellers provide, because most buyers want to be able to calculate what their total monthly bills will be.

Negotiation is an art to itself. There are no "set" percentage starting points for what might be an acceptable offer. A REALTOR buyer's agent would pull the comparables for other vacant land which has sold in the area. The realtor would then take into consideration things such as your subject's property location, size, whether the is wooded or cleared, and other factors to arrive at a reasonable expectation of what the property should sell for. Once that number is obtained, negotiations, in good faith can begin and hopefully a mutual win, win between the buyer and seller can be reached.... more
