I always"say: "If you want it, Buy it" You may be financing then the appraiser will be searching also. Comparative analysis does help but I agree, the seller has a price in mind but it you are an excellent buyer pertaining to financing, that has a lot to do with it. Is it the house you can't live without? You obviously did not view a property you could not afford, I hope. Your agent should be helping you to make good decisions........ more
If you want you can put your address into the Madison School District site (http://drupal.madison.k12.wi.us/cgi-bin/mmsd/findyourschool.cgi) and it will tell you what school districts that address is in and give you maps of all of those school sites. You can also get all of the school information off of their sites as well.... more
I would be very interested to hear if an agant was involved in this transaction. It is possible for an agent to forget, however, I suspect one was not.
In effect, you missed off the contingency, and have no right of recourse from the result of the inspection and if you decided not to buy, you could have yourself a bit of a problem.
However, if both parties are reasonable, you could work something out. (This should be easier with a 3rd party, which is why I asked if an agent was involved)
If you are not happy with the resupts of the inspection and you want out, I would run, not walk to the door of a good Real Estate Attorney.... more
