It depends on where you're located and whether most of the properties around you have pools and spas. If you were located in Arizona or Nevada for example, a pool is de rigeur and would be necessary for your property to be competitive. In 90803, pools are less common and wouldn't add much to the value -- if anything. In fact some buyers may not be interested in your property if it has a pool or spa.... more
There is a difference between remodel, which adds square footage to the structure, whereas renovation is a freshening of the finishes.
Currently, they have tile flooring that has the appearance of hardwood without the wear issues and is very reasonable and available Home Depot or Lowes. I personally have bamboo in some of my income properties and it wears fine as long as it's cared for, and that's with dogs on the home. My suggestion would be to consider where you live, the home values in your area, and your goals. If you're looking to save a bit the two companies, Home Depot and Lowes, also do installation (no endorsement here). I would suggest that whether you decide to go full renovation and hire a general contractor, make sure you do the following:

Finally pay in stages. The last thing you need is a mechanics lien for work already paid or unfinished.... more
I think the focus of Chris' question is being missed.
The question is directed to "NEW MEDIA" and those who actually recognize what it means.
The growth of this category, if plotted on a spreadsheet, would look iike a vertical line. Growth, therefore is discussed using "ORDERS OF MAGNATUDE' measures.
Let me be frank, if you don't know what I'm talking about, this question is not for you.
However, those who do recognize the challenge that equates to being drawn and quartered. You can only stretch so far. Broad band, mulitplatform, mulit-disapline,multi-media, multi-user, access controlled virtual dashboards wil prove essential to the real estate professional who intends to grow their business with those who are the growth segment.
It is extremely likely, posting this question on Trulia acually MISSED the intended market, 'cause the intended audience is on the new media platforms.
Crhis, what dasboard have you found most agile in the new media segment?... more
