Mobile homes typically need to be "attached" to land in order to qualify as a "real estate" and be sold by a Realtor in the local MLS. Would your mobile home be sold with land? Do you happen to know if it is on a permanent foundation? If not, it's normally considered personal property (similar to selling a used car).... more

no she can't be added to the existing loan. However, you may want to refinance anyway and just add her on at that time.
Reason being is that as of January 26th FHA reduced their PMI requirements. So on a refinance you can lower your PMI AND add her on. Depending on what rate you're at now you might even be able to lower your rate a little too.
Each agent will be different. Depends on your experience. Leaving the job to the professionals is often the way to go. You should, at the very least, have an attorney on your side. There are required disclosures that you will need to prepare. I would consider paying a Realtor 3% of the transaction and step back and let them represent you. Most Realtors haven't figured out that homes sell/rent so much faster with professional photos. It is not expensive at all to have photos taken and I suspect that most agents are just lazy or too broke to spend the money.... more
