We noticed the answer from the appraiser in Arizona. The Greater Cleveland area has seen a larger decrease in value than Medina County. What David is unaware of is that you are in a more rural area. Not to be mistaken for a city. The values loss we have here is not as dramatic.
Most lenders would prefer to stay within the 3 mile radius. Unfortunately, there may be no sales within the 3 miles that the appraiser can use. Within the last month we have had an experience with a lender that took a home as a comparable sale that was very close to 4 miles away. This obviously is not the norm, but it was needed for this specific home.
I do agree with Appraiser David that the only true way you will know how your lender values your home is to contact them direct and begin the refinanacing process.
