I do not trust the data nor do my clients regarding Trulia or Zillow and other third party websites for housing market values and accurate information. Housing inventory values change frequently in every sector and adjustments in pricing should flow accordingly.
Many clients understand the information is obscure and they realize the data is incomplete thereby making it inaccurate when obtained through public records. In majority of cases, getting general public information is free and easy and streaming that data to enhance third party websites is easy as well. Lots of websites use the free and incomplete data to drive traffic to their own websites. Unfortunately, the unknowing individuals may then be asked to pay a fees for other services offered by the provider.
I suggest going to a professional agent who has access to accurate housing data in a specific sector. However, scrolling through the various websites is entertaining if not comical at times. Thanks for the post and good luck to you!... more
