in our area the prices can vary widely. Be sure to check credentials and better business bureau, or get a referral from a friend or family member. I had my roof re-done last year on a 2800 SF ranch home and I had bids from $9,000 to $15,000. Cheapest is not always the best, as with many things like this. Good luck.
P.S. in case you are wondering, no, i would not recommend my roofer - I selected the one in the middle but he grossly oversold his service - it took them about 8 days and there were leaks that had to be repaired. Not impressive at all.... more
I don't know how old your home is or the landscape situation, but it sounds like you are experiencing some minor settling which occurs where land is filled in for new homes or subdivisions. Contrary to popular opinion, if there was very much debris in the fill dirt, this settling can go on for years as the debris rots and gives way to the weight of the soil or structure on top of it..... more
