what is the % of a rent vs your income? I don't know how much my max rent should be or how to figure it out ??
Different landlords have different standards, but a good rule of thumb is to stay below 33% of your gross income and/or below 50% of your net.

I'm looking for a place to rent for my family. I've contacted a few properties on the site, but rarely get an answer back.
Where do you live now. The 584 credit will make it difficult for you to rent. I have people that may be able to improve your score.
