Thanks for asking this question on Trulia. I am not entirely sure what you are referring to. Are you referring to the Price History and Trends chart? I would assume it just includes homes sold at sales price in Ladera Ranch and the entire zipcode.
I can tell you what I know about Ladera Ranch pricing. Home prices have changed significantly as a result of the recession. If you look at this particular chart closely you will find that that the peaks tend to occur at the beginning of a new year. Most homes are sold and sold at the highest price during the spring time. Basically from Valentine's day through July. Ladera Ranch has definitely been gaining popularity and is not quite as cheap anymore as many people think. However you can buy amazing mansions there for the same price you buy a smallish house with ocean view in Laguna Beach.
Furthermore, the median home value in Ladera Ranch is $775.000. Ladera Ranch home values have gone up about 20% over the past year (as in most O.C. areas) and they will probably rise next year as well. The median price of homes currently listed in Ladera Ranch is $660.000 while the median price of homes that sold is $560.000.

As a new home community, Ladera Ranch has been hit very hard. There are currently 192 homes for sale, 10 are lender owned, 97 are noted as being short sales....this means that over half of the homes on the market are distress sales, which, in my opinion, means the prices have still not stabilized in this community.
There are 77 homes in escrow....14 are lender owned and 41 are noted as being short sales. There have been 70 closed sales in 2009....28 were lender owned and 19 were noted as being short sales.
I have several Clients watching the market activity in Ladera Ranch via a web-based service that I use....it enables them to see what is coming on the market, how quickly it is selling and evaluate overall market conditions.
