Many of the answers given already cover most of your bases. But there are a couple more sites that can at least help you identify the majority of available rentals all in one place. Realtor.com will allow you to search rentals and request showings for properties that are MLS based. Padmapper.com will allow you to do a search like many websites, but it gathers rentals from many different sites and displays the results on an easy to use map with link to each original ad. And check out Rentometer.com too, allows you to type in an address of interest and displays the surrounding rental units pricing.
In general we've seen a lot more renewals of leases this year than the past 5 as have other management companies, leaving a lot less inventory as a result. Just be diligent about looking and try to view rentals as soon as they pop up and be prepared to apply immediately.
