Your agent is correct. I have to tell my buyers the same thing. Trulia lists homes as foreclosures that may have been foreclosed in the distant past. They pull these from the public records. Your agent and local MLS are the best sources for listings that are guaranteed to be available.... more
It is very common. If you are looking in the Krum area, you may also qualify for a USDA loan, which requires zero down payment, and just like an FHA loan, you can ask the seller to pay your closing cost.... more
The market was up about 15% in sales volume in 2012. Krum specifically is enjoying some growth, I think partially due to the Razor Ranch developement at I-35 and 380. Rural properties are still a little slow, but have definitely improved. Interest rates are excellent right now, so it certainly seems like a great time to buy. There are several sources of foreclosures and they each have unique requirements. Some are simply Bank owned properties, others are auctions, like HUD.
