It depends on the verbiage in the lease itself. Your best bet would be to talk to a landlord tenant attorney to find out your legal rights.

The only person who can answer this question would be your Attorney. There are many factors involved that make each transaction unique, not the least of which is the contract of sale and its specific terms. That having been said, in direct response to your question: there is no "set" time for requesting your down payment to be returned.

Honestly Patrick I just did a search on line about the NACA program. Any realtor can work with you with that program (or so it seems). As I mentioned in another posting, I am a certified buyer representative. What this means to you is that I would be representing you, instead of the seller, in a buying transaction. I recently diid a sale in South Ozone Park where (although I cannot disclose the exact amount of the sales price at this time - because we're still in contract) I was able to save the buyer approximately $60,000 off the asking price.

What you need to do is meet with a Loan Officer. I would review the 2011 & 2012 tax returns, W-2s, 4 recent paystubs, 2 recent bank statements and your credit reports (for you and the co-signers). With this I could tell you right away what you qualify for. If for whatever reason you need your new future income to qualify, then you wouldn't be able to get the loan until you receive your 1st paystub from the new job.
