I know the area well and I have seen homes sell in ten days and others that take months. If a property is priced right and marketed well it can move quickly. I would be glad to give you more information and help you decide if now would be the right time for you to list. You can reach my by cell or email anytime! Good morning mygoldenag52:
To address your question it all starts with "it depends" on location, style, lot size and condition.
Certain neighborhoods in King of Prussia seem to be more popular (Cannon Run, Sweetbriar, Covered Bridge, Lafayette Park) than others. The style of home is always a factor since most people prefer a colonial over a split or ranch/bi-level style home.
Most recent sales in Cannon Run have gone for as much as $392,000. Another home in Candlebrook area without a two car garage went for $359,000. On the other side of the coin a beautiful two story 4 bedroom 2.5 bath with two car garage colonial presently listed for $385,000 has been on the market over a year now.
If you would like to discuss this further feel free to email me at John@JohnBahnHomes.com or simply call me on my mobile number 610-513-0662. I can also be reached through my office number 610-265-0222 ext 239.
Just an FYI I have lived in the King of Prussia area (Covered Bridge) for over 18 years with my wife and kids plus dogs and have been helping people buy and sell homes going on 20 years.
Take care.... more
Have you viewed this property in person? Are you working with a buyers agent? If no, I would be happy to show the property and then we can go over the recent sales and formulate the best price for this property.
Feel free to give me a call or send me an email and we can go from there. I'd be happy to help!... more

In general, The values in KofP have exceeded most of the rest of the country. That would be true for the better part of the Tri-State Area. With all the Doom and Gloom the Media had been reporting (cause that's what sells their advertising) the area has not been effected like the majority of the country. It's true that we are now in a buyers market and mortgages are being better scrutinized (about time) yet the current interest rates are still at all time lows (for a qualified applicant) Click link below for a graph of rates:
To answer you more specifically, I would need to know more about your desired location , (i.e. Township or School District ) as well as Price range and # beds/Sq.Ft desired. I would be happy to email you a detailed analysis once I have that information.
Hope that helps
