Depends on the market conditions in your area and the seller's situation. Most areas are seeing a pretty healthy sellers market and sellers are able to sell their homes fairly easily. In that case, most would prefer to sell than to rent. Also, a lot depends on where that seller is going. If they need to get the money out of their house to buy a new home, then they probably aren't too open to renting it.
But if homes are on the market for a long time, and if that seller has another place to go (maybe they are moving out of state and plan on renting there?) Then maybe a seller will get desperate and be open to renting it.... more
The only way you're going to get a home built in 5 months is to purchase from a larger production builder. This won't be a custom built home but these homes generally offer excellent value and you will be able to select finish materials, and some options. True custom building will cost more and take a few more months to build, though it gives you unlimited design options and in theory should be built better.
I would suggest that the best way for you to start would be to first find an experienced buyer broker (I've attached a link below to give you an idea of what you should be looking for) In this case you'll also want to confirm they have specific experience with new construction. They will be your advocate and can quickly tell you who's building where, price ranges, quality etc. There should not be a cost to you to have a buyer broker they will get paid by the seller/builder when you close on your home.
