The newer the neighborhood, the more likely it will have an HOA. If you wish to avoid an HOA, then you will need to look at neighborhoods that are older, or homes that are not in a subdivision. Condo's and Townhomes will always have an HOA, no matter the age.... more
Typically I don't find condominium communities detract from a neighboring community. As long as they are well maintained is the key. If you feel uncomfortable in a neighboring community, then most likely others will as well. That may have some affect on the overall scheme of things and home values.... more
I would suggest Riverwood in Clayton. The developer donated land for schools to be built right on site so all children K-8 can walk to school if they want. Plus the family amenties are among the best in the entire area.... more
Hi, I assume you are talking about the homes in the new subdivision off of Pleasant Hill. I have a subdivision just down the road on Benson Hardee and consulted with the agent on this new subdivision. They had originally looked to build homes in the $130's but the market seems to be gaining steam and my gut tells me the builder will stay in the mid-140's to high 150's for the most part. I am sure I could meet with agent/builder and potentially have you a home built in the 130's. I will say that price point is tough with new construction now because the lots prices have went up so much over the last 12 months. Clayton is a great palce to live... good schools, lots of family orientated neigborhoods most with larger lots, a down town area that tries hard to retain it's small town feel while allowing modern businesses ( they even have a craft brewery now!) You would be happy in Clayton area.... more

Typically is a home has not sold or had offers within the first 30 days, its because the sales price is too high. They may want to consider lowing the price or selling it in a different way. For example, selling it Rent to Buy.

Cost per square foot depends on a great many factors: the site costs, complexity of the home, type of siding, number of windows, size of kitchen, number and size of bathrooms, size and number of porches, size of garage, and even the number of "corners" in the home. As a great generality, you might see about $10/sq ft difference between a Two Story home and a Main Floor Master home.
