I think that the larger master suite is definitely the way to go. It's one of the biggest complaints we hear from buyers (if the master if too small). Even if there are more people looking for a 4/3, they won't buy if the master is tiny.

There are homes of varying ages and architecture, as well as commercial buildings of varying ages and architecture. As with any community without specific deed restrictions most of the beach area is a hodge podge. Most homes appear to take good care of their property. Homes and commercial properties along 1st through 3rd street are inter mixed
Ponte Vedra Beach has more restrictions in place in regards to architecture and neighborhoods. Most of the housing communities have distinct entrances off 3rd St (AIA) and are clustered in small neighborhoods. Homes along th Ocean in Ponte Vedra are high end and mixed with a few resorts and high rise Condos.
