This is a tough question to answer:
Area wise Jacksonville is the largest city in the US, covering something like 900 square miles. The farthest parts of the city are about 30 - 40 miles from Mayo (as the crow flies).
The elevation varies from just about sea level to 100 feet or so above sea level in areas of Orange Park (a bedroom community just outside Jacksonville's south west corner).
I would suggest you take a look at the city and decide what area suits your needs best. Mayo is close to the beach but Jacksonville has many beautiful areas in and around the city that may work well for you.
What do you mean "less than perfect....and less than that"? Most lenders require a minimum credit score of 640. Plus there are other factors involved in qualifying for a mortgage, such as stable employment history, low debt to income ratio, savings, etc. You should talk to a local lender who can review all of your financial info and give you an idea of what you qualify for, and if not, what you need to do so that you can qualify down the road.... more

First of all, it is a myth that you're getting a great deal on a gorgeous home. Banks hire Realtors to list their properties for sale. The agent lists the property for "Fair Market Value" -- basically what similar properties have been selling for in the area. And yes, you're probably buying a home that has issues and needs work. It has likely been neglected and vacant for years. Are you a handy type of person? Do you have money to put into a home? Also, most first time buyers are getting an FHA loan, due to the low minimum down payment (3.5%) -- which requires a special appraisal. If the FHA appraisal identifies issues with the property -- i.e bad roof, peeling paint, lack of appliances, etc...they won't approve your loan.
I would suggest you find a good Realtor to represent you as a Buyer's Agent. He/she can walk you through the entire home buying process and also explain the pro's & con's of buying different types of properties. Good luck to you!... more
You can do no money down in some areas USDA or VA so research that. FHA is 3.5% down. Google ways to improve your credit. Try creditkarma.com for good information. You should try to buy in the current market if you can. The rates are low and will probably continue to rise as well as the prices have drawn stability.... more
Yes you can waive your finance contingency by checking "Loan without financing contingency" on the NEFAR contracts, however you risk losing your binder deposit if the loan cannot be secured. You cannot mark cash on the contract since they will want to see a proof of funds but Many of the REO listing are allowing owner occupied buyers to bid on the properties first and this eliminates a lot of the investors with cash offers giving you a chance with financing.... more

The locations are obviously very similar. Your house on Oak is substantially bigger than the Herschel house, which is a plus for value. But most important is the condition of the home. The Herschel house appears to have been in excellent condition and was completely updated when it sold.
