Give serious consideration to doing that. Of course you do not give us the circumstances why that would be required, but regardless you are placing your credit worthiness and financial stability on the line.
Have you considered purchasing the home and leasing it back to them for the exact same monthly payment...Then on the future they can refinance and take over, then you wash your hands.
It would be different if he was single. But being he is married there are twice the chances of things going wrong for you.... more

It depends somewhat on exactly what you are looking for - oceanfront and homes close to the beach or walking distance still command great prices due to their location. There was a bank-owned home on First Street which sold in the past 6 months for just under $285,000, which is a great value. True, it needed a significant amount of work, but for the rigth buyer, it was the right home.
According to the sold information in the Multiple Listing Service, 29 homes have sold in Atlantic Beach in the past three months. Of these, I looked at the sold price versus list price, and the sold prices ranged from a low of 88% to about 95% of list price. Additionally, many sold in less than 60 days, which indicates a properly priced, propperly presented home.

Have your realtor check on the units you are interested in. See how long they have been owned. I think that will give you a lot of insight.

If i were going into heart surgery I would be focussed on the success rate of the doctor. The average listing agent gets 1.3% of the sale price after marketing expenses.
