Absolutely! If you have a house in mind, call an agent you know and trust. Being in the profession for a number of years some get to know the tricks of the trade and can sometimes streamline the process where we are able to work something out with the homeowner and/or bank. I've helped a number of clients obtain a few houses this way.

How much does your credit need to improve? do you have collections, liens, bankruptcies, foreclosures?
If there are minor things, your mortgage professional should be able to give you sound advice on what will help with your credit.
If there more than minor issues, I would suggest working with a credit repair specialist. I am in WA state and refer all my clients that are in need of credit repair to a local company. The bottom line is, it really depends on why your credit is not in a good enough to qualify now. Either way, having top notch credit means more now than it ever has. I would really suggest working with a credit repair company to help get you on your way.... more
I live in the same zip code as you (32222). If you will send me your email address I can forward a list of homes to you that have sold in the last 6 months in zip code 32222. You can review them and see how they compare to your home to determine approximately what yours will sell for now. You will need to reduce the estimated sales price by the current liens on the house and the expenses of sale to determine the amount of money you would be left with. However, it is wise to hold the house for at least 2 years so you can defer the gain into your next home or exclude the gain from income taxes. If you are having difficulty making the payments, there are other avenues available to you to modify your loan agreement, ask for forebearance, short sale, etc., provided your financial picture has changed since you originated the loan.
