Very possible. Probable? Not likely in this market. People dont have to resort to creative selling, especially in certain value ranges. Inventory is low and there are buyers. Your BK hasnt much to do with it for private financing unless its a savvy seller who knows enough to care. You didnt mention down payment though---the more youhave dwn the better your chances. For nothing down I seriously doubt you would find anything except a real fixer that couldnt be financed from a lender. Most real estate people would buy those themselves, to be frank.... more
"Southwest Oregon is known for its mild climate. Average annual maximum temperature is 68.0, the summer months can get very hot. Annual minimum 40.9. Average annual precipitation is 29.5 inches. Snowfall is minimal - 2.3 inches per year in lower regions and in many years is non-existent. In higher mountain regions it is more. Ashland offers a ski resort in the winter, and there are also three other distinctive seasons. With its warm summers and mild climate, Southwest Oregon is an excellent place to garden and raise a family. The Rogue Valley is still known as "pear country," and you can see trees from the old orchards around town. The climate is also conducive to growing grapes, and there are several local award winning wineries & vineyards." ~ Southernoregon.com

Its probably not possible for you to find all that are for sale. Do you have access to our multiple listing service? Many real estate people know about 'pocket listings', or people who will sell but are not listed or advertising. Choose a real estate agent in Medford, if thats where you are looking, and tell them what you need. My fellow ex Californians came up over the last 20 years, especially into southern Oregon (pronounced Oragun) and grabbed everything, lol. Ive been here 20 years from Santa Cruz. We came out of the bottom though not nearly as much as the spin media lies about, and retirees are again hitting Ashland, Medford, etc. Inventory is very very low all over this state. Many people have no equity after the values started dropped about 2008. Many lost or are losing their homes and those will be short sales. Banks are HOLDING onto foreclosed properties instead of marketing them. Its a long story about why this is happening and its not good for this country or people who want to own homes. It would take a mini book to get into it here.
So do the following:
1. Find a good agent in Medford.
2. Talk to all you know and convince them that we do not need parties in our political system, and that our government shouldnt put banks interests over the peoples best interests.
3. Buy a yurt and go off the grid.
Good luck with your hunt. It will happen. Hang in there!... more
You really can't shop for a nice home based on the price per square footage. You should determine what price range you can afford. If you haven't done so already, get a preapproval for a mortgage then shop for a home with a style & features you like based on your price range that you qualify for. There are many nice homes to choose from in todays market. .Home values are typically based on comparable value of recent sales within a community. The only time you should be concerned about price per square footage is when you have a lot & you are shopping for a builder to build your house. That price will be based on the size, features & upgrades you want in the house. Every area is different & builders costs will vary so get a 2nd opinion if that is what you are doing from a local real estate agent... more

Here is a valuable advice for you the Buyer, for this or any property and for you or any Buyer, please read it carefully, think it over and if you have further questions or concerns about the general advice
feel free e-mail me directly any time.
You should work with your own buyers Agent/Realtor, because all these details all these concerns and all the various questions that arise by first finding the right property and then making an offer on the right one for the right initial purchase price offer, require a lot of expertise, knowledge of the local market and detailed and adjusted comparison to currently on the market properties and those recently sold, you need the guidance and expertise of a Realtor. Your own Buyers Agent is if the properties are listed with a real estate brokerage and on the MLS paid at the closing table by the seller's side, i.e. free to you the buyer, well not 100 % free what is required from you the buyer is the commitment and the 100 % loyalty to just ONE Realtor, your personal Buyers Agent working in your best interest and on your behalf, remember that the Realtor who is the listing agent has a listing agreement with the seller, and works exclusively in the best interest of the yes you guessed it SELLER! Get your own representation and professional guidance...
Your personal Buyers Agent will not only find the right home for you, but will guide you through the entire process with experience and expertise up to a successful Closing, DO NOT DO THIS BY YOURSELF!
Your Realtor an experienced Buyers Agent will try everything possible and so will the Inspector to determine what the house / basement shows, what the current sellers state in the sellers disclosures about the home, any signs of earlier flooding or seepage, and the Realtor will also be able to explain or get professionals to double check the current situation of a home......
So please a home purchase is a large expense, and there will be always maintenance and repairs
but you can make sure in the beginning that you can buy the best possible home, in its best (never perfect) condition possible....If you need the recommendation of a local experienced Buyers Agent, get back to me and I gladly forward a recommendation for a good and experienced Realtor to you
