The listing was fed to Trulia from another source and neither lists the lot rental amount, but I suspect it is in the $800/month range. Leased land property is not listed by Realtors in the MLS. This property is located in the 55+ Del Tura Community and boasts many great amenities including 5 swimming pools, clubhouse, golf courses, and many community events. The HOA are a hybrid fee that includes lot rent since, you do not own the lot you rent it. I know that HOA fees range depending if you are on the golf course side or interior lot. They start at the $680 mark and go up from there.

I am not sure what you mean by monthly charges. Do you mean Home Owners Association fees, or do you mean monthly payments in terms of financing. This looks like its not in a gated community, therefore you won't have monthly fees. If you pay cash for it, the only expenses you are going to have are the Homeowner's insurance (if you chose to get one) and the property taxes.
If you finance this home, you will have princial and interest payment, insurance and tax. Depending on what type of loan you get you might have to pay PMI (private mortgage insurance). VA loans do not require that.

As you can tell from the answerrs below, this association sells its own homes.
In this low priced market, you will be MUCH better served resale down the road if you buy a condo or single family home. Prices are the same and you will own the land.
Loans may become even more difficult down the road for mobile homes NOT on OWNED land. It would be a terrible shock to find out, your mobile home isnt work anything unless someone can pay cash only in the future.
