Thoughts on Mountain's Edge for the investor? Will South Rainbow be completed to Cactus anytime soon?

Asked by Akcarvill, Sun May 12, 2013

I am an investor with a property in Mountain's Edge. I do not live in Las Vegas. I bought the home because its' Tuscan architecture, landscaping, and style coordination of the entire neighborhood was so excellent. The price was very low relative to replacement value. The house was purchased for $125000 and immediately insured for a replacement value of $239000, which was calculated by the insurance company. The house has been an excellent rental property for over a year. Do you see the infrastructure of the area improving? The completion of South Rainbow to the south and Cactus to the east would be a huge improvement in terms of access, in my opinion. An update on the area would be appreciated.

They built a several hundred apartments before they built safe and convenient passage to the Desert Oasis/ or Sierra Vista High School.
-The is no public transportation to those apartment, or businesses. And, to cross the street at Durango, you put your life in danger.
-No lights at El Capitan. Nor, at Fort Apache. You got to slam your gas, to beat the oncoming traffic.
Worst planning ever.

That area wont reach its full potential until Blue Diamond is finished. And that Rainbow is not finished is a travesty. Gimme a break 6 + years. Shameful.

This area is on fire right now because all the sevelopemnt that was halted when the teal estate market crashed is now back on line with a bang. Commercial will soon follow. Builders are steping over eachother trying to buy land and prices are going up 2 to 3% per month. Once the National, and international economy returns this area will explode. Call me any time for more info on any part of town. Matt 702.501.0973

It is just a matter of time, our county commissioners, our state representatives and our majority Leader US Senator Reed have been working on the funding for the completion of Cactus and the big Park on the south side of Mountain's Edge Park Way. I believe when those things will be done properties in Mountain's Edge will sky rocket even more.
