Asked by Shalala, 08820 Mon Oct 21, 2013

Hi

I have a townhouse in Lake Nona area and it will be vacant starting next month. I have put my house in the market for rent but didnt get a single response or showing till now. Is this a slow time for renting in Lake nona area? What can i do to attract the potential tenants?

There have been 195 leases reported in 32827 and 32832 so far this year for townhouses and 1/2 duplexes and there are currently 41 on the market. So that would be about a 2 month supply. The median days on market for leases has been 28. There have been 9 leases already in October, so there is demand.

Best advice is to list with a good property manager who will get it on the MLS and all the major websites, like this one.

Rental demand in Lake Nona area is pretty strong all year. It is somehat higher for families before the new school year starts. Most famiies dont like to change schools in the middle of the year.

It also depends in large part on how much you are asking and the exact location and size of your townhouse. Can you provide any details? If it is perceived as too high, you would get fewer inquiries.

Do you have it listed in MLS where all agents can see it? If you share the address or MLS # you would receive more specific suggestions such as better photos if applicable or other things.
