Rental Property Asset Depreciation

Asked by C, Sacramento, CA Mon Apr 2, 2012

I purchased a rental property last year and it came with a couple of appliances (stove, refrigerator, washer). Can I depreciate those assets even though it was included as part of the sales price of the home? I couldn't find anything written about it on the IRS website. It only talked about items purchased new for the rental or items converted from personal use to rental. Any help would be appreciated.

Best to consult an accountant with any tax questions. Realtors are not CPA's and can not give tax advice. If you are in the Sacramento area I am happy to refer you to a few trusted accountants!

yes. Reach Rid Dad/Poor Dads guide to taxes. This really help clarify depreciation, and now I love it! Also, check out this assetlist commonly depreciated:http://www.trexglobal.com/assetlist.pdf
