Even in the Bay Area, my firm has been bringing clients deals that generate actual cash returns of 20% plus. We don't include non-cash appreciation (which has been about 10-15% this year) in our calculations, since that leads to a gross distortion of investment analysis.
Hey sorry you didn't get my message from a few hours ago, I thought it sent through. Basically I'm trying to avoid the unsafe areas and am looking for a areas with good ROI that have good value. My preference is buy and hold. I usually look around the 85308 area code: 83rd ave to 51st ave, above Union Hills, below Deer Valley Road. Avondale also seems pretty nice, above Buckeye road between 107th ave and Litchfield Road. Honeslty I'm really open to any area, just trying to find out if 6-9% ROI is the expected norm out in PHX.

Define “War Zone” area please.
Can you give the general public some zip codes, streets all the way to some addresses for this “War Zone” area? Please be specific. We want to avoid the ghetto type areas. Future home owners thank you for your opinion.
