Go down to Barnes and Noble and buy a book on real estate investing. Read it cover to cover and take notes. That's how I started in 1999. The book was, "Real Estate Investing from A to Z".

There is of course a ton of free stuff on the internet, but the value of a book is that it will cover everything, while the internet will be hit and miss.

From what you have written sounds like you are an income investor rather than a captial appreciation investor.

best way to start is to talk to a realtor in the area that you want to invest. Preferably a realtor that is a broker and has done what you want to to. I have 9 invesment properties in and around the Orlando area and would be happy to share my insight if you would like ?

You will need to have a budget in mind of what you have to work with and what type of rental you want. As some have already mentioned, the short term market is a way many invest and also long term tenants is another good way to have steady stream of cash flow. Interview a few Realtors and see who fits well with you and then that person will get started searching for you. Many investors see Orlando as a great place to invest because of our reputation as #1 travel destination in the World. So come on down and one of us will be happy to assist you.

The best way to start is to learn about the process. Then search for properties based on your criteria. I've assisted investors since '08. I will explain the process from A to Z including my past results and capitalization rates. Depending on your goal-cash flow, long term equity, combination- we can start your search immediately and discuss what has worked and what hasn't for my other clients.. I work in central florida and southwest florida including MLS access to these very different areas. Depending on your goals it may benefit you to compare locations and their benefits. You may also find the Investor page on my website (link below) helpful to you. Here you can easily search for properties using google maps and compare local rental rates to those listings.
