Hello Jason,

Also keep in mind if you buy a condo/villa in a gated community like Plantation, that each section or neighborhood within the gated community might have its own set of rules regarding rentals; basically what's allowed in one section might not be allowed in another.

You need to work with an agent who's willing to read the fine print.

Unless you are building a new home from scratch you don't need to worry about zoning.

You will need to be concerned with deed restricted vs non deed restricted communities. Not all deed restricted communities restrict rentals, and if they do, they usually allow a 6 month minimum rental.

You have less carrying expense as a property owner if you look for single family residential homes in good condition in good locations. The home doesn't have to have granite countertops and stainless appliances, it just has to be in a good location that will attract the biggest pool of potential tenants as possible.

There are rental restrictions in some deed restricted communities with homeowner association fees but if you purchase in a non-deed restricted area then there aren't rental restrictions.
