You will need to be concerned with deed restricted vs non deed restricted communities. Not all deed restricted communities restrict rentals, and if they do, they usually allow a 6 month minimum rental.
You have less carrying expense as a property owner if you look for single family residential homes in good condition in good locations. The home doesn't have to have granite countertops and stainless appliances, it just has to be in a good location that will attract the biggest pool of potential tenants as possible.
