Point of clarification to another answer: There's a big difference between hard money lenders and private lenders. Private investors typically are less expensive--where I am hard money lenders charge 4-5 points and about 15% interest; private money costs about 3 points and 12% interest. On the other hand, a good hard money lender has the process down to a science and you likely (in most cases) can get funding from a hard money lender quicker than from a private lender.
