I live in Maryland and I am looking for a vacation home to buy in Las Vegas for rental

Help the community by answering this question:

Our real estate team can facilitate the purchase of positive cash flowing investment properties without you even having to come to Las Vegas. We can handle the entire transaction remotely for you if you wish. If you want to come into town to see them you are more than welcome, but we have several international investors that have bought properties site unseen and are now collecting revenue from these properties that are being managed by licensed property managers. We can take additional pictures for you, have you sign the documents via digit signature programs such as docusign and we can even have a mobile notary come to your home for the final signing should it be required. Please let me know if I can be of any assistance in your search for your new investment homes.

I can help you with finding an investment property here in Vegas as we work with out of town investors all the time. The first step is telling me your investment goals that you would like to achieve with this rental property. From there together we can create an investment strategy that will help you reach those goals based on solid costs and rental income produced by the property. Once we have this plan in place we will be ready to find a property that matches the investment formula we have created and I can help you execute your plan by finding you the deal you need.

If you would like to proceed and discuss this further please don't hesitate to contact me directly or send me your info via our buyer's form here: http://lvrealestatehelp.weebly.com/buying-real-estate.html

I look forward to hearing from you!

Read my client testimonials because what my clients say about me is MUCH more important than what I might think about myself.

The biggest problem I see with your question is that "Vacation home" and "rental" do not fit well together in most cases. For it to be a "vacation home" then it needs to be fully furnished and ready for you to come drop your bags and BE on vacation. So if the home is fully furnished AND you want to use it as a vacation spot then it can't be a annual leased rental which forces it to be a fully furnished short term rental and this is an entirely different market from typical rental property.
There is high demand for furnished rentals for short term but the problem is your vacancy factor is going to be very high, large management fee to get someone to count the silverware before and after every move in and move out, etc.
A way to avoid most of these problems is to purchase a Condo Hotel Unit. The unit is purchased fully furnished so you do not have to pay additional costs, it is managed by the Hotel so there is no outside management fees, and they handle the silverware, bedding, repairs, etc. As a owner you just let them know what dates you will be in town and the pull it from the rental pool while you enjoy the unit. After you leave tow; it goes back into rental pool and they market it,
Another benefit is that the power, water, and even your mail can continue to go to the unit and be in your name, some hotels even allow you to keep a car in the garage for your use when you are here. This works great for someone who needs to establish Nevada residency for tax or other purposes but here I would recommend you talk to your accountant to see what the pros and cons are of claiming it as a primary residency.
I personally owned rental property in Las Vegas and have assisted investors but the main focus is not me but rather what your needs are and how to get the best rate of return you can for your budget and use of the property.

What a superb idea. Contact a Realtor with a strong track record working with buyers. Be honest about how you plan on using the home and what your long term plans are. A good Realtor will know that the guidelines for a great rental property. Please let me know if I can be of assistance.

Let's discuss! Fortunately Las Vegas has many varied types of vacation property to choose from... from Lakeside furnished villas to Ski resort cabins, from directly on the Las Vegas Strip highrise condos to residential single family property. There are many choices available to you, in a variety of price ranges.

The market is good. Homes sell quickly and the rentals are strong. You can probably expect around 6%-7% rate of return on the property depending on the price range you buy, of course. We have many out of state owners who do the exact same thing - they buy a home for investment. Let me know your price range and size and I'll start sending you some properties. Please note that whatever I send you today may not necessarily be available one week from now.

I have many investors I work with (and you would be considered and investor). I find the homes for them that I know are in good rental areas and nice clean homes. We get under contract and then they come down to view the home. This way, it gives people some time to get the best airfare prices (which are less expensive the farther out you book) and they don't lose the homes they like. Of course, if they don't like it when they get here, we can get out of the contract as well. So, this works out for everyone. You would need to get pre-qualified for a mortgage or be able to show proof of funds for the purchase of the home or sometimes both if you are putting down 20%. Give me a call. The list price will be $235,000- But I anticipate multiple showings and higher offers that this as we are starting $5000 below that last sale in the neighborhood and this home is much nicer than the last model match sale. My seller took my advice to start at an attractive price with great photos and we will let the market take its course- Mr Maryland! Give me a call but looks like you might have some competition- 702-491-9601

There are a lot of different options for you to consider. Two of which are Condo Hotels like The Trump Tower and The Platinum; both of these are "condos" where you purchase the unit but they are operated as hotel rooms when you want to rent it out. I can assist you to see what would work best based on your budget and plans.
