There is high demand for furnished rentals for short term but the problem is your vacancy factor is going to be very high, large management fee to get someone to count the silverware before and after every move in and move out, etc.
A way to avoid most of these problems is to purchase a Condo Hotel Unit. The unit is purchased fully furnished so you do not have to pay additional costs, it is managed by the Hotel so there is no outside management fees, and they handle the silverware, bedding, repairs, etc. As a owner you just let them know what dates you will be in town and the pull it from the rental pool while you enjoy the unit. After you leave tow; it goes back into rental pool and they market it,
Another benefit is that the power, water, and even your mail can continue to go to the unit and be in your name, some hotels even allow you to keep a car in the garage for your use when you are here. This works great for someone who needs to establish Nevada residency for tax or other purposes but here I would recommend you talk to your accountant to see what the pros and cons are of claiming it as a primary residency.
I personally owned rental property in Las Vegas and have assisted investors but the main focus is not me but rather what your needs are and how to get the best rate of return you can for your budget and use of the property.

I have many investors I work with (and you would be considered and investor). I find the homes for them that I know are in good rental areas and nice clean homes. We get under contract and then they come down to view the home. This way, it gives people some time to get the best airfare prices (which are less expensive the farther out you book) and they don't lose the homes they like. Of course, if they don't like it when they get here, we can get out of the contract as well. So, this works out for everyone. You would need to get pre-qualified for a mortgage or be able to show proof of funds for the purchase of the home or sometimes both if you are putting down 20%. Give me a call.
