Orlando in general has a lot of great income producing property potential. With a plethora of short term rentals near the attractions and the high growth (equity) potential in areas such as Windermere, Winter Garden, Winter Park, Baldwin Park and Lake Nona, the investors I have been working with have been more than pleased with the ROI they are seeing. My firm's property management division also takes the guess work out of being a "landlord" and affords you the security of knowing that you will have qualified tenants and impeccable maintenance, for an extremely low cost. If you are interested in learning more about the services I can provide or to review some listings with the estimated ROI breakdown, I will be more than happy to help.

Sarah,

Hope you are well. What is your price range for buying? What return are you looking for? How long are you going to hold?

Hi Sarah, if you are interested in short term rental properties near Disney one project we are extremely excited about is the new ChampionsGate.

More at http://www.ChampionsGateFlorida.com and on YouTube at http://www.youtube.com/user/ChampionsGateFlorida

Over 70 of the 100 prperties offerred for sale in the first phase have already sold in the short 2 months since their Grand Opening which speaks toward the popularity and investment potential.

I'd be happy to discuss the opportunity with you further to see if it is a fit for your needs and goals. Or any short term rental community in the area for that matter.

Sarah,

Yes there are properties that will give a good return. There are, however, a couple of questions:

a) What do you call a good return
b) How much are you willing to invest and what type of property

I look forward to your response

It depends on your specific goals and situation. I would focus on growth areas and utilize low rates to find properties with the highest potential for appreciation. Depending on your price point, there are several areas. Most agents here will mention Lake Nona.
You can read one of my short blog posts about Lake Nona here.

Of course there are several areas to find potential. If you have the ability to work with a higher price point, look towards Naples, Fl. Waterfront property here is one of the best investments in Florida because of location. There is simply no more waterfront property left. Naples is an area populated by wealthy families and if you believe that the rich will continue to get richer, Naples should be on your list.
Be sure to read my blog post which includes many of my past Q&A's. Investors like you seeking answers about Florida Investment Property.
