How do you value a home without recent comps?

I've found a short sale, but am unsure of its value. It's a building called townhome by hoa, detached per agent and advertised on sites as a condo. It shares no walls, but garage adjoins a neighbors wall. The only similar sales for this type with same br/ba and sq. footage is from 2008,2009 and beginning of 2011. Agent asking for more than 2011 price, and says selling for more than that.

Agreed, interview multiple Realtors and work with a Knowledgeable and Skilled Buyer's Agent.

I agree with Ron – you need to be working with a good buyer’s agent (not the listing agent). A qualified agent will know how to pull comps for the area.

Also, if any wall is attached (even the garage), then it is most likely a townhouse. If it’s a townhouse, then it could easily be listed as a condo in the tax records – MANY condos are listed as condos.

You need a Realtor representing you;
you have too much going on, too many questions.
A Buyer's Agent costs you nothing; they're paid out of the Escrow, by the Seller.

And, yes, it should be selling for more than 2011 price.
