It's an older area with many of the homes built in late 60's early 70s
In the hills has usually been nice. Keep in mind, Wind, and earthquakes have done some damage through there over the years.

This zip code covers the city of Granada Hills, located in the San Fernando Valley. As with any city, there are good and bad parts. However, this city does have great schools, is centrally located to freeways, shopping, food, parks, golf, and much more. The prices in this area for condos start at $140,000 and up, and homes start at $260ish for fixers and up.
This city has 2 areas divided by the 118 Fwy, the north is in the hills and and prices tend to be higher in those areas, and you will find 1980 and 1990 built homes in the hills. In the south, homes have larger lots and most of the condos lie south of the 118 Fwy, not to mention a great majority of the homes here were built in the 50's and 60's. Both areas have the pros and cons and are good areas to live.
Some of the things that make this city stand out; One of a few cities with their own Christmas Parade, They have Gourmet truck alley every Wednesday and Friday evenings (This is a yummy food fair with lunch trucks and all kinds of food), good public schools (Granada Hills Charter, Robert Frost Middle, Balboa Magnet-Elementary), and overall the city does it's best to keep it clean and patrolled.
I know the area well and I would love the opportunity to apply for the job of helping you find a home in this area. Let me know if I can be of any more help. I appreciate you taking the time to read this.

Granada Hills is a great city to live in. There are some great properties to fit any budget. Not to far from anything. Many people try to live in this area because of the schooling. Granada Hills High School recently won the academic decathlon so that gives you an idea of their commitment to education. I hope this helps.
Great question. There isn't much crime there at all, but as you know every city has it's bad areas. I'll Love to help you more on your home search. Please feel free to call/email/ or TX
