Sun City has a Mobile Home area off Sun City. and McCall Blvds., to the north. Although it is in the 'core' area (that built by Del Webb and Presley Homes), it's not considered as being accessible to all at Sun City's Town Center (resort pools, jacuzzi, the 100+ chartered clubs, golf courses, etc,). The Park has its own HOA dues structure. The vast majority of the development (again, within the 'core' area) are apartments, condos, and detached single-family homes with CCR's and very low HOA fees (paid quarterly or annually. Del Webb envisioned and began this development in 1962, modeled after his radically successful 'Sun City', AZ. 'Actie Senior' develo'pment (he also constructed similar tracts during this time at 'Kern City', near Bakersfield, CA., and Sun City Center',southeast of Tampa, FL.) and built residences here till about 1972 (he passed in 1974) and Presley Homes built out the tract till about 1985 (their homes are the ones north of McCall Blvd.). At least one Resident must be 55 or greter, no one under 19 may reside here (there are a few other exceptions) - consequently taxes are extremely low as there are no schools or Residents in that age bracket. There are also other manufactured housing developments outside the 'core' area; many are also Senior-Citzen based (55+).
