how would you know if chinese drywall was used in your home with out an inspection?

First off, there is no substitute for a bonified inspection by someone that does their job every day and knows their business.

But as a home owner wanting to know some "Chinese drywall" indicators consider the following:

1. Odor-often there is an offensive smell associated with these materials

2. examine the mirrors for indications of a deteriorating image

3. Homes built between 2004 and 2007 should be examined closely

4. remove electrical outlet covers to visually inspect the exposed copper wire. If it's coated with a "blackish" material consider further investigation

5. Remove the AC cover to inspect the copper cooling coils. Again a black corrosive coating on the copper elements should be examined further

6. explore the attic paying close attention to the exposed edges of the sheet rock. If the edge wraping has Chinese writing consider the material present

A factor often overlooked is the fact that it's possible that only a portion of the home was completed with Chinese drywall. Depending on the amount used, it could make detection much more difficult. Another reason why a professional should be used.

Additionally, we have heard of a test that may prove of value over a period of time. They say that placing a shiny new copper penny somewhere in the home that over time will turn a blackish color...also an indicaton that further investigation may be warranted.

If the home was built 100% with drywall from the contaminated areas you have no doubt -- eyes will burn as soon as you open the door. Where there is some gray is when there may be only one panel in the home or a few, but if you are buying questions you can ask is have the homeowners had to replace TV's, AC, Water Heaters, anything that has copper, there is a new service that uses dogs to smell out the drywall, and if you are concerned or the home is in the 2004 - 2007 area then I would recommend testing - but a good home inspector can usually give you an indication and will tell you if there needs to be further testing. It doesn't pop up all of a sudden, doesn't leap into the home so it is either there or not there.

Your "nose knows" in most cases, it smells like burnt fireworks or that just lit match smell, and if you arent a pyro or like firecworks then it smells like rotten eggs. However you may not always get this strong odor if only a small section was patched or if it is airtight. Another sign is the pipes start to deteriate. i am not sure if they have a test other than cutting into it and looking at the back of the sheetrock for telltale markings. A good contractor or inspector who is expereinced with this will be your best bet for assistance. i hope i could help

I have run into Chinese drywall homes and it was pretty obvious. The sulpher smell and pitted metal were obvious give aways. The drywall could be less obvious if there was a storm repair in one room on one wall could be more difficult to diagnose. It would be very nice if there were a easy remediation process which does not exist now.
