Alarmguy,

I have not sold a condo or townhome in Estancia. I worked with an agent who lived in there and liked the central location. Are you looking to live in it or rent it out? If you are looking as an investment property, the property management team that works out of our office suggests that 2 bedrooms are easier to rent than 1. The monthly maintenance runs around $250. There are two condo currently available a 1 bedroom at $99,900 & a 2 bedroom at $69,900 neither are short sales or bank owned.

If you are not already working with an agent I have a free service called “Listingbook”, which I provide for my clients. It is like a back door into the MLS which updates daily: price changes, solds & withdrawns, allowing you to really be able to follow and learn the market. I set up a basic search according to your guidelines. Once you are in, you can change the parameters as you need. If this is something you would be interested in let me know.

Sincerely,

Hello Alarm,
The Estancia and Brookfield communities have always had strong buyer appeal and therefore exceptionally marketable. Whether it is a good investment can only be determined by your financial goals and property type restrictions and instrument of purchase. There are good values to be had expecially if you are looking to purchase a townhome.

Not sure. I've never sold there but if you google "estancia condos in clearwater, florida" the 2nd web site that comes up is an agent that has a listing in the complex and she may be able to help you.

Good Luck
