You need to have a consultation with a Realtor. It's free. Plus, if you decide to work with a Realtor there's no additional cost to you. A good agent should be able to show you an area's sales activity, market time, etc. You can do some number crunching yourself on Realtor.com, Trulia, Zillow, etc.
Pick someone from that's responded to your questions and give them a call.
The best way to find out is to ask a few agents and compare which costs you are concerned about.
