The HOA fees are typically fixed in subdivisions...regardless of size. I'm seeing $600-$700 per year.
Deerfield has ammenities such as community pool, parks, trails, etc. They likely have "planned" activities around holidays and during the summer. The HOA keeps owners informed through a neighborhood newsletter.
Utilities for a 1600sqft home are almost impossible for us to estimate. Depends on so many factors such as how old the AC/Heating system, windows, insulation and how YOU you use the appliances and mechanicals. If you are thinking about making an offer on a home, you might ask the individual seller to provide the last 12 months of utility bills so you might have an estimate.
